Terms of sale
Last updated: 18 October 2026
These terms apply when you buy from Plotted Home. Please read them with our privacy notice. Nothing in these terms affects your legal rights as a consumer.
1. Who we are
Plotted Home is run by Mouhcine Daali, a sole trader based in Morocco (“we”, “us”).
Email: daalim377@gmail.com
We sell through Gumroad, which is the merchant of record. Gumroad takes your payment, charges VAT, and sends your receipt and download link. Prices shown at checkout include VAT.
2. What we sell
Everything we sell is digital only. Nothing is posted. The files are PDFs that open in any standard PDF reader.
- The Plotted Home DIY guide (£7): a 30-page PDF guide to researching the history of your own house in England and Wales, with worksheets.
- Personalised house histories (from about 17 November 2026): an A4 PDF report about one address in England or Wales, usually 14–18 pages. It’s built from historic Ordnance Survey maps and public records, with our own written story of the house, street and area. The product page lists exactly what’s included and what the records can and can’t show. That description forms part of these terms.
3. Your order
Your contract is made when Gumroad confirms your order by email.
For personalised reports, you pay in two halves. You pay half at checkout. The other half is charged to the same payment method when we deliver your report. Together, the two halves equal the price shown.
4. Delivery
- Guide: you can download it straight away from your Gumroad receipt.
- Personalised reports: we deliver by email, through Gumroad, on the delivery date you chose at checkout. If we can’t meet that date, we’ll tell you as soon as we know and offer you a new date or a full refund.
5. Cancellations and refunds
The DIY guide
At checkout, you ask us to give you the guide straight away. You also confirm that you understand you lose your 14-day right to cancel once the download is made available to you. That’s why we don’t give refunds for a change of mind once the guide is available.
If the file is faulty, won’t open or isn’t as described, reply to your receipt email or contact us. We’ll fix it or send a replacement. If we can’t, we’ll refund you.
Personalised reports
- You can cancel within 14 days of the day you place your order.
- Before research starts, we refund everything you’ve paid.
- After research starts: at checkout you ask us to start work and deliver within the 14 days. If you cancel after research has begun, you pay a fair share for the work already done and we refund the rest. Before delivery, we never keep more than your first payment.
- Once your report has been delivered, you can no longer cancel, because you asked for delivery within the 14 days and confirmed that you’d lose the right to cancel.
- Map check: within one working day of your order, before research starts, we check which historic maps cover the address. If fewer than two dated large-scale Ordnance Survey editions show the plot, we’ll tell you, refund your first payment in full and cancel the order.
- Mistakes: each report is written for one address, so we don’t refund a change of mind after delivery. If we’ve made a mistake, such as the wrong address, a missing item the product page promises, or a factual error about the records, please tell us, ideally within 30 days of delivery. We’ll correct the report and re-send it free. If we can’t, we’ll refund you in part or in full.
How to cancel or ask for a refund
Reply to your Gumroad receipt, or email daalim377@gmail.com with your order number. Any clear message is enough. You can also use the model cancellation form below, but you don’t have to.
We refund through Gumroad to your original payment method within 14 days of hearing from you. Card refunds usually take 5–10 working days to appear.
6. What our reports and guide are, and aren’t
Our reports and guide are historical research for personal interest. Historic maps and records can be incomplete or wrong, and we can’t promise that any particular detail exists for your address.
They are not legal, title, planning, conveyancing or survey advice. Please don’t rely on them when buying, selling, building or settling a boundary. Ask a solicitor or surveyor for that.
We don’t exclude or limit our liability where it would be unlawful to do so. That includes liability for death or personal injury caused by our negligence, for fraud, and for your rights under the Consumer Rights Act 2015.
7. Photos you upload or email (personalised reports)
If you upload or email a photo of the house:
- You confirm that you took it, or you have the owner’s permission to let us use it this way.
- You give us a free, non-exclusive licence to use it only in your report, and to crop, resize or adjust it to fit. We won’t use it anywhere else, such as in adverts or samples, unless you separately agree in writing.
- Please avoid photos showing people’s faces or vehicle number plates. We may crop or blur them out.
- We may decline a photo that seems to belong to someone else or isn’t suitable. We’ll use a credited open-licence photo or no photo instead.
- We delete your photo 90 days after delivery (see the privacy notice).
8. Using your PDF
- You may keep, print, frame and share your guide or report for your own personal, non-commercial use. That includes giving a report as a gift and sharing it with family.
- You may not resell it, publish it, or use our text, worksheets or designs commercially.
- Maps, photos and data from other sources stay under their own licences (see section 9). Nothing in these terms limits what those licences allow.
9. Maps, data and credits
Each report and guide credits its sources on the page and in a credits section. The main sources are:
- Historic maps: Ordnance Survey maps published before 1976, reproduced with the permission of the National Library of Scotland under its Creative Commons Attribution (CC-BY) licence (maps.nls.uk/copyright.html). We crop and resize extracts but don’t otherwise change them.
- Today maps: drawn from Ordnance Survey OS OpenMap – Local. Contains OS data © Crown copyright and database right. Licensed under the Open Government Licence v3.0.
- Sale prices: contains HM Land Registry data © Crown copyright and database right, licensed under the Open Government Licence v3.0. Shown at street level only.
- Census figures: Office for National Statistics, licensed under the Open Government Licence v3.0.
- Listed buildings: © Historic England, listing data used under the Open Government Licence v3.0 (England).
- Photos: your own photo, or an open-licence photo (for example from Wikimedia Commons under CC BY), credited with its author and licence.
- Period pictures: old engravings, drawings and other period pictures are public domain or openly licensed, and are credited in each report.
Our own written text, timelines, charts, worksheets and page designs are © Plotted Home.
10. Your information
We use your information only to supply your order. Our privacy notice explains what we collect, how long we keep it, and your rights.
11. Changes to these terms
We may update these terms. The version that applies to your order is the one shown when you placed it.
12. Law
These terms are governed by the law of England and Wales, and its courts can hear any dispute. If you live in Scotland or Northern Ireland, you keep the protection of your local law and can bring a claim in your local courts.
